Frequently asked questions
Straight answers, before you ask.
Pricing, scheduling, rentals, the work itself and where we go. Don't see yours? Text (980) 288-4954.
Pricing & quotes
How do you price?
We come out for a free estimate, see the job in person, and give you one flat quote for labor and materials before any work starts. No hourly rate that keeps climbing.
Is the estimate free?
Yes. We come out, see the job in person and answer your questions at no charge. We don't quote from photos, because your price should be based on what we actually see.
How fast will I get a quote?
Within 1 business day of the estimate visit, usually by text.
What if you find something extra?
We text you photos and a price. Nothing extra happens without your OK.
How and when do I pay?
How and when you pay is spelled out in your flat quote before any work starts, so there are no surprises at the end.
Do you supply materials?
Yes, priced into the flat quote. If you have already bought a fixture, faucet or flooring, we can install yours.
Scheduling & access
When do you work?
Monday through Sunday, 7 AM to 7 PM.
Do I need to be there?
No. We coordinate access with you or your tenant and send photo updates by text.
How do you get into a vacant unit?
Lockbox, door code or key pickup, whichever you prefer. Keys go back exactly where you want them.
Do you work in occupied units?
Yes. We schedule with your tenant directly or through you, keep the visit short and tidy, and send photos when it's done.
Are you an emergency service?
No. We do scheduled work Monday through Sunday, 7 AM to 7 PM. For an active leak or anything that needs a licensed trade right away, call them first, and we can handle the follow-up repairs.
Landlords & rentals
How fast can you turn a vacant unit?
Days, not weeks, depending on scope. Your quote comes with a schedule, and you get photos as each stage finishes. How a turn works.
Can you help with a failed Section 8 inspection?
Yes. We walk the inspector's fail list at the property, quote it flat, fix every item, and text you dated photos for re-inspection. Section 8 repairs.
Do you do condition photo reports?
Yes. Dated move-in and move-out photos of every room, from the same angles, sent as one report.
Do you offer pricing for landlords with several units?
Yes. Repeat owners get priority scheduling and simple flat pricing for standard turns and common work orders. Request landlord pricing.
Is there a free turnover checklist?
Yes, the same room-by-room list we use on every turn. Get the checklist.
The work
Are you insured?
Yes, fully insured. Ask and we'll send a certificate of insurance before the job starts.
Is there work you don't do?
Yes. New wiring or circuits, new water lines, water heaters and toilet replacements need a state trade license. We connect you with a licensed partner and coordinate it with the rest of your job.
Do you swap light fixtures, fans and faucets?
Yes, like-for-like swaps on existing boxes, wiring and supply lines. Anything that needs new wiring or new lines goes to a licensed partner.
Do you work on homes built before 1978?
Homes built before 1978 may have lead paint, so jobs that disturb more than a small area of painted surface fall under lead-safe rules. We flag that on your quote before any work starts.
Do you do renovations and flips?
Yes, full unit updates scoped room by room after a walkthrough. Renovations & flips.
Service area

Do you work in South Carolina?
No. We work in North Carolina only, so Fort Mill, Tega Cay, Lake Wylie and Rock Hill are outside our area.
