Renovations & flips
Full unit updates, scoped like an engineer.
For Charlotte investors, landlords and homeowners. Floors, paint, cabinets, tile and trim, planned room by room, priced flat, and documented with weekly photos.
Every renovation gets a before-and-after photo report
Two finish standards
Holding it or selling it? We build for that.
A rental needs finishes that survive tenants. A flip needs finishes that photograph well. We'll price either one, or both side by side.
Built to survive tenants.

- Finishes chosen so the next turn is faster
Built to photograph and sell.
- Upgraded light fixtures and faucets
- Tile backsplash and bath accents
- Fresh baseboards, trim and door hardware

Before you start.
How big a project do you take on?
Most of our renovations are single-unit updates: floors, paint, cabinets, tile and trim. If a project would need a general contractor, we'll tell you up front.
Do you help choose finishes?
Yes. We'll suggest durable, easy-to-source materials for a rental, or finishes that photograph well for resale, and price both if you want to compare.
How do updates work during the project?
Weekly photo updates by text, plus a message any time something changes. Anything outside the scope is priced and approved by you before it starts.
Who handles work that needs a licensed trade?
New wiring or circuits, new water lines, water heaters and toilets go to a licensed partner. We coordinate their visit with the rest of the schedule.
How do payments work?
How and when you pay is spelled out in your flat quote before any work starts, so there are no surprises at the end.
