Trash-outs & cleanouts
Left-behind furniture, bags and debris are hauled out first, so the turn starts with an empty unit. Trash-out is priced in the same flat quote, based on how much is left behind, and photographed before and after.
What sets the price of a turn
Every unit is different, so every turn is quoted flat after a walkthrough. The main things that move the number:
- Unit size & bedrooms
- Condition at move-out
- Touch-up or full repaint
- Floor repair or replacement
- Blinds, fixtures & hardware
- Trash-out volume
How fast is a turn?
Days, not weeks, depending on scope. Your quote includes a schedule, and you get photos as each stage finishes.
Do I need to be there?
No. Lockbox, door code or key pickup, whichever you prefer, and keys go back exactly where you want them.
What if you find damage behind the wall?
We text you photos and a price. Nothing extra happens without your OK.
Can you replace flooring during the turn?
Yes. We repair damaged LVP or replace a room or the whole unit, priced in the same flat quote. See flooring, tile and finish.
Do you handle trash-outs?
Yes. Trash-out and cleanout are part of the turn when a unit needs them, priced by how much is left behind.
Do you work on units built before 1978?
Homes built before 1978 may have lead paint, so jobs that disturb more than a small area of painted surface fall under lead-safe rules. We flag that on your quote before any work starts.
